Dear Neighbor,

The 2024 Homeowner Association Annual Assessments (Dues) are now due, in the amount of 100.00, NO LATER THAN December 31, 2023. Assessments postmarked after this date will be subject to a late fee of 25.00 and accrue interest at 18%, per current regulations.

Purposes of the Dues includes:

  • Landscape maintenance along Crescent Avenue (that is the HOA responsibility)

  • Insurance premiums

  • Maintenance on Game Farm Road (shared with the County)

  • Legal fees, as needed

In our efforts to continually look for ways to operate the association as efficiently as possible, we are asking homeowners to update their contact information so that we can increase the frequency of communicating via email in the future. In order to achieve this objective, we need your assistance to provide us with a current email address. We also invite you to visit the association Facebook page and our website to receive news about activities in our neighborhood.

The Board will never publish your name, address, phone number or email or make it available to anyone to ensure your privacy.

Payments may be submitted through Zelle (through your bank) or by check.

A number of years ago, the CMHOA, with the assistance of an expert lawyer in the field of Homeowner Associations, began the long, arduous process of fine-tuning the existing Covenants, Conditions and Restrictions [CC&R’s] to update and consolidate the 70+ pages of the 6 different documents and their different rules, however slight, for each development phase of Crescent Meadows. As a homeowner in Crescent Meadows, your action is required.

 Why are we doing this? Crescent Meadows is now an established community. Since its completion, certain laws have changed, technology has progressed (like electric cars, for example) and aspects of the “old” documents are no longer valid, having language regarding construction of the neighborhood. The goal was to have one cohesive document and bring it into current compliance with local laws as well as ORS 94.550 to 94.783 of the Oregon Code that governs planned community development and management.

This document requires a 75% ‘YES’ vote of homeowners to be officially filed with the State of Oregon.

If you need a physical copy of the document, please let us know and one of us would be happy to drop off a paper copy to you. Votes are due no later than September 15, 2023.

Submit Home/Property Improvement Proposals


Dear Neighbors,

The CCRs exist to ensure our neighborhood continues to be one of the best in our area. Changes to your property exterior requires prior written approval by the Association Architect and the Crescent Meadows HOA Board. This design review process will help maintain a consistent quality of the neighborhood which benefits all residents.

The First Step is to contact the Crescent Meadows Board at: CMHOA1962@gmail.com. Please send pictures of your existing house with your color choices and what you want to do

There are many pre-approved colors to help make this process easier. The pre-approved palettes are listed below with a link for review.

PRE-APPROVED PAINT COLORS

Per Arbor South, earth tones and neutrals are the preferred colors of the Crescent Meadows neighborhood. The number choices below are by Sherwin Williams, however other companies with similar colors are acceptable as well. This list includes MOST of the colors available and the link will take you to a sample of the color. A menu option for all of the colors in that array is on the left of the initial color link.

Trim would include: white, cream, black and charcoal

Roof: Black shingles

Fences: stain (no paint)

Color fans are available to borrow, just email us to borrow one!

If the color has not been pre-approved, then your application will need approval from Dan Hill at Arbor South (541-913-0016 or dan@arborsouth.com). His fee is generally between $50- $100 which the homeowner will pay.

The following are changes to the exterior of your house or property will require approval prior to starting the project:

  1. Any change to the outside paint colors, including doors and trim

  2. Replacing fencing with a different design, material or color

  3. Construction of any sheds or buildings

  4. Roof replacements

  5. Permanent installation of sports equipment and pools
